Project Scope

The project involved a complete electrical rewire of a two-bedroom flat in Surbiton. The scope included the installation of new wiring, sockets, switches all in chrome, lighting, and a consumer unit, compliant with the latest BS 7671 wiring regulations. Key challenges included solid concrete walls and restricted working hours due to the building’s occupancy and local noise ordinances.

Initial Assessment
During the initial site visit, the following challenges were identified:

  1. Solid Concrete Walls: The entire flat featured solid concrete walls, making it difficult to chase channels for new wiring.
  2. Working Restrictions: The building had strict working hours due to noise restrictions, limiting work to weekdays between 9 AM and 5 PM.
  3. Limited Access: The flat was located on the third floor, with no elevator, complicating the transport of tools and materials.

Planning and Preparation

1. Detailed Planning:

  • A comprehensive plan was developed to minimize disruption to the clients and other residents.
  • The layout for wiring routes and socket placements was designed to maximize efficiency and minimize wall chasing.

2. Permits and Approvals:

  • Necessary permits were obtained, and compliance with local regulations was ensured.
  • Coordination with building management for access and adherence to noise restrictions was established.

3. Material Procurement:

  • Sockets and accessories were high quality chrome and sourced from a specialist supplier.
  • Cabling used was durable low smoke to enhance safety as the property was part of a block.

Installation Process

Week 1-2: Demolition and Preparation

  • Protective coverings were placed over floors and furniture to prevent damage.
  • Initial chases were cut into the concrete walls using diamond-tipped tools to reduce dust and noise.
  • Old wiring and fittings were carefully removed and safely disposed of in line with our sustainability policy.

Week 3-4: Wiring Installation

  • New wiring was installed through the pre-cut channels, adhering to the pre-approved layout.
  • Metal capping was used to protect the wiring within the concrete walls, ensuring durability and safety.
  • All connections were tested for continuity and insulation resistance to ensure compliance with safety standards.

Week 5: Installation of Fixtures

  • New chrome sockets, switches, and light fittings were installed.
  • Energy-efficient LED lighting was chosen to reduce long-term energy costs for the clients.
  • A new 18th edition consumer unit with RCBO and surge protection was installed to enhance electrical safety.

Week 6: Testing and Certification

  • A full Electrical Installation Condition Report (EICR) was conducted t o ensure the new installation met all regulatory requirements.
  • An Electrical Installtion Certificate and Building Control Notification was issued via NICEIC.
  • The site was cleaned, and all protective coverings were removed.

Challenges and Solutions

Challenge 1: Concrete Wall Chasing

  • Solution: Utilized diamond-tipped tools and a dust extraction system to minimize dust and noise, ensuring compliance with noise restrictions.

Challenge 2: Material Transport

  • Solution: Scheduled deliveries during low-traffic times and used a pulley system to transport materials to the third floor, reducing manual labour and time.
